We are pleased to support COMMUNITIES IN SCHOOLS OF MIAMI DADE as the Charity for this year’s event! Since 2007 we’ve contributed nearly $190,000 to area charities! Communities in Schools of Miami is an affiliate of the nation’s largest and most effective dropout prevention organization, surrounding students with a community of support to empower them to stay in school and achieve in life. They mobilize communities to address both academic and non-academic barriers to learning to help our students. Their unique, proven model positions site coordinators inside schools to mobilize community resources and deliver them directly to kids inside their schools. Services includes mentoring, tutoring, counseling, leadership development, and much more!

 

Waterford Partners with Communities in Schools

 

The Taylor & Mathis Waterford Portfolio has partnered with Communities in Schools (CIS) as the primary charity partner in 2015 and 2016. The 9th Annual Comcast Business Waterford 5K, Presented by BMW, will also make a significant donation to Communities in Schools of Miami. On Thursday, Waterford ended the “Fill The Bus” Campaign with spectacular results. The campaign was to collect back to school items for primary school children for Communities In Schools of Miami. CIS brought a Yellow School Bus to the Waterford at Blue Lagoon and collected the hundreds of items that were donated by tenants. These items included: book bags, copy paper, notebooks, pencils, books, pencil trays, and more! Waterford 5K Raises $30,000 for the Miami Children’s Health Foundation

Taylor & Mathis of Florida hosted Miami’s biggest networking 5K event November 7th benefiting Miami Children’s Hospital.  The race raised $30,000 which was donated to Miami Children’s Health Foundation.  Over 3500 people attended the event with 1,500 entrants.

The 8th annual Waterford at Blue Lagoon 5K Race (www.waterford5k.com) was held at the Waterford at Blue Lagoon Corporate Park in Miami where Taylor & Mathis leases and manages eight office buildings on behalf of owners MetLife and DRA Advisors.  The race has raised more than $200,000 in support of local causes since its inception. Comcast Business was the lead sponsor for the event with other major sponsors including MetLife, Winn-Dixie, Breitling, Taylor & Mathis, TIAA CREF, Hogan, DRA Advisors, Waste Management, L’Oreal, ThyssenKrupp, OTIS, forair, CRS Facility Services, Brickell Magazine, Holiday Inn, Sofitel and TeamFootWorks.

100,000 SQUARE FEET LEASED AT WATERFORD AT BLUE LAGOON PROPERTIES

image001We have seen strong leasing activity at the eight buildings we lease and manage at the Waterford at Blue Lagoon office park.  T&M has executed 37 deals totaling 100,000 square feet in the last year with over a third of that number – 38,500 square feet in the past few months.  The portfolio includes the 6505, 6303, 6100, 6161, 6101, 5805, 5775 and 5757 buildings located across from Miami International Airport in the 250 acre office park.  Jeannette Pay Mendoza our Director of Leasing negotiated the deals on behalf of the buildings’ owners.

Notable recent leasing activity includes

o   The 24,000 square foot renewal and expansion of Oracle USA at 6505 Waterford.  Co-brokered by John Marshall of Cresa South Florida

o   A 6,514 square foot lease with Caron Broadcasting, Inc at 5757 Waterford.  Co-brokered by Ryan Ackerman and Brian Wood of CBRE

o   A 4,425 square foot lease with Colombina Candy Company at 6303 Waterford.  Co-brokered by Gonzalo Rioja of Stone Miller

Mendoza attributes their success at leasing the portfolio to Taylor & Mathis’ award winning management and the stellar location across from Miami International Airport.  “The buildings attract companies for whom the access to the airport and interstate system are paramount,” said Mendoza. “We see a lot of interest from international companies.”

2015 will bring a unique leasing opportunity to 6101 Waterford when the entire 88,000 square foot building becomes available for lease.  Miami Children’s Hospital will vacate their space in the first quarter and Taylor & Mathis has the ability to relocate the building’s remaining tenants to free up the entire building for the right tenant.  The four-story building can provide a tenant with signage along S.R. 836 which has a daily traffic count of 180,000+.

The buildings are managed with a strong commitment toward corporate responsibility. The buildings house hundreds of jobs for diverse tenants such as Parbel of Florida (L’Oreal), The Discovery Channel, Regus, Biomet, Avisena, Phoenix American Insurance Group, Oracle, Humana, RAC Insurance, FirstService Residential Florida, Butler Buckley & Deets.

Community impact from the properties has been significant.  Property Manager Peter Romero has created and organized the largest corporate event at Waterford and in the Blue Lagoon area. The Waterford 5k at Blue Lagoon was first organized in 2007 and has since grown into one of the most anticipated 5K events in the Miami-Dade area. The race includes over 2500 participants, over 60 corporate sponsors, and has contributed over $133,000 to charities including Miami Children’s Hospital.

Comcast Business in Florida is the new title sponsor of the 8th Annual Waterford 5K at Blue Lagoon: MEGA Glow Edition.  Committed to nearly a decade of health and wellness, the annual 5K (3.1 mile walk/run), which is produced by Taylor & Mathis and TeamFootWorks, will once again wind its way through Waterford at Blue Lagoon Office Park on Friday, November 7, beginning at 6:45 p.m., and will benefit the children and families at Miami Children’s Hospital. The entry fee is $35  through November 6 and $40 on race day. The race has raised more than $170,000 in support of local causes since its inception.

Our South Florida Team Garners Five TOBY Awards

Award WinnersEvery year BOMA MIAMI-DADE honors outstanding buildings, property managers, and associates, not an easy task with so many great buildings and members competing for the coveted The Office Building of The Year or TOBY Awards . The roaring twenties themed event at the Historic Alfred I. Dupont Building was truly a night to remember!  This year our South Florida Taylor & Mathis team came away with five awards! According to the BOMA judges, all the nominees did such an amazing job showcasing their buildings that it was not easy for the judges this year. Within Two Worlds – Unique Video Walls at Waterford

Highlighting my portfolio of properties to stand out among the rest of the many competing buildings in the market has always been a driving force. Strange as it sounds, it helps that I also love the art of movies, and had wanted to be a film director while in high school. So one night in bed, while I was reading the now defunct The Daily (Apple’s first electronic-only daily newspaper), I came across an article that gave me an idea of a cool, though not entirely original concept, of making the buildings we are trying to lease more interesting to existing tenants while enticing prospect tenants – as they are given the usual tour of the building.

The article was actually a short film called Within Two Worlds by artist Brad Goldpaint. The film was magical to me – the most beautifully photographed time-lapse images of the planet, set to an original score. The piece was a result of the artist trekking the Pacific Northwest for 6 months as a way to relieve the stress from the loss of his mother. Goldpaint was an established architect, but uncluttered nighttime skies, a grieving memory and a film camera made way for a touching work of art – a far cry from those esoteric art pieces audiences struggle to understand.

So I thought – I want it! I want to show that movie in my buildings! I was betting myself that this would be an accessible artist whose license rights would be attainable for a modest price. I soon laid the bones to provide for a good viewing experience – a must to any cinephile. A  flush mounted high definition projector – check. A BluRay player – check.  Flush mounted quality speakers – check. A mixer – check. All these were installed at each of the three Atrium Buildings within Waterford at Blue Lagoon Office Park. The projection wall being a main wall directly opposite the elevators. Here, the work would be enjoyed by everyone – you could not miss it. Next, I secured the film rights from the artist for unlimited public viewings. It’s interesting that his film is catching on. It’s been about a year that I purchased the film rights, and just a few weeks ago, Oprah Winfrey highlighted the artist and his film.

I still get people telling me how cool the ‘thing” looks in the buildings; central to the conceit of the idea – to get noticed and remembered effectively. It’s not too often you’d walk into “any building USA” and have a real artful and memorable experience. Cool.
