The BCPBP BOMAuilding Owners and Managers Association (BOMA) of Greater Tampa Bay recognized the winners of the 2015 Outstanding Building of the Year (TOBY) awards November 12th. The award for the Outstanding Industrial Building(s) went to Center Point Business Park, submitted by Robert Smith, Taylor & Mathis of Florida, LLC, owned by IP Capital Partners.

Center Point Business Park has won the award three times under Taylor & Mathis’ management, in 2009 and back to back wins in 2014 and 2015. Center Point Business Park is now eligible to advance to the Southern Region BOMA competition to be held in Miami in April 2016.

All applicants took part in a thorough review of their buildings including inspections of both public and non‐public areas of the buildings. The review process also included interviews with the property management teams and tenants, where they were evaluated in categories such as emergency preparedness, energy management, building security, and community impact.

Taylor & Mathis handles management and leasing on behalf of new owner, IP Capital Partners. They purchased the 55-Acre, 400,000 square foot office/flex and distribution warehouse facility in September. “The combination of the main and main location, in-place credit tenancy and additional upside potential through vacancy lease up made this a compelling investment opportunity,” says Josh Procacci, founding partner and chief investment officer of IP Capital Partners, in Boca Raton, of the firm’s purchase.

Robert Smith Earns Real Property Administrator (RPA®) Designation

As an RPA, Robert brings a full understanding of all aspects of property management to Taylor & Mathis and to our building owners supporting our overall goal of enhancing the value of our assets through proper and strategic decision making.

The designation program included the design, operation, and maintenance of commercial buildings. Robert is fully versed in budgeting and accounting for commercial real estate, risk management, and best practices in bidding. The program also covered reviewing and selecting contract providers, marketing and leasing, and the operations of the asset from an owner’s perspective through a comprehensive asset management component.

Kent Walling Awarded BOMA Southern Region Outstanding Member of the Year

walling 2b LThe Building Owners and Managers Association, (BOMA), has selected Kent Walling, Taylor & Mathis of Florida Director of Operations, to receive its highest honor, the 2013/14 Southern Region Member of the Year Award.  The award, which each year is given to an individual who demonstrates effective leadership and extraordinary contributions to membership, service and involvement, was presented by the BOMA Southern Region on April 5th during the 2014 Outstanding Building of the Year (TOBY) Awards Gala held in Birmingham, Alabama.  Kent will be recognized at BOMA International’s Annual Conference this June in Orlando where he will be a speaker on Best Practices for Managing Industrial Property Maintenance.

“Kent exemplifies the Taylor & Mathis belief in leadership through involvement,” stated Taylor & Mathis of Florida President Hank Brenner.  “He did not just join BOMA 14 years ago; he dedicated himself to actively pursuing its industry goals. The commercial real estate community has benefited from his leadership in promoting industry concerns and interests through his participation in the 2012 National Issues Conference in Washington DC and BOMA Florida Advocacy Days in Tallahassee.”

Past president of both BOMA Southern Region and BOMA Greater Tampa Bay, Kent was recognized for his high level of commitment to and involvement in the operational aspects of BOMA and the commercial real estate industry.  He has been active with national and state legislatures concerning commercial real estate issues and is currently on the BOMA International Industrial Committee and is the BOMA Florida Sustainability Committee Chair.

Among his responsibilities as Taylor & Mathis Director of Operations, Kent serves as the development manager of MetLife’s flagship development, MetWest International, an award-winning mixed-use project in Tampa’s Westshore Business District.  He also oversees a 3.5 million square foot office, industrial and retail portfolio.

The BOMA Outstanding Member of the Year Award honors a member of a local association who has demonstrated leadership skills, participated in local association activities as an officer or committee member, contributed time and talent to the local community, written articles on his/her field, and shown an interest in keeping up to date by participating in educational programs. Nominees must also be a member in good standing of a Local Association, the Southern Region and BOMA International.

Taylor & Mathis of Florida has garnered seven TOBY (The Office Building of the Year) awards from the Miami-Dade chapter of the Building Owners and Managers Association (BOMA). The organization held its 25th annual award program January 11th at The Biltmore in Coral Gables. “We are so proud of our exceptional staff. These BOMA awards come on the heels of Taylor & Mathis of Florida’s Tampa office garnering two Best of the Best Awards from the Tampa Bay Chapter of the National Association of Industrial and Office Properties (NAIOP). Taylor & Mathis earned Best Developer honors for a second time for their role in the development of MetWest International on behalf of owner MetLife while the development was named Best Mixed-Use Project. NAIOP is a leading organization for developers, owners and related professionals in office, industrial and mixed-use real estate.

Leasing Activity at MetWest International Continues to Gain Momentum

ASPire Expands by 11,416 Sq Ft, Marcus & Millichap, Stifel and Nationwide Ventures, LLC to Relocate to MetWest

Leasing activity at MetWest International, MetLife’s mixed-use development located in Tampa’s Westshore Business District, continues to gain momentum with over 57,000 square feet of leases in the third and fourth quarter of 2012.  Taylor & Mathis Managing Director of Leasing Angela Odell completed five leasing transactions on behalf of owner MetLife.  These recent transactions combined bring One MetroCenter and MetWest One to 85% and 88% leased respectively.  The third office building, MetWest Two, is 100% leased as a build-to-suit for PricewaterhouseCoopers LLP.

At One MetroCenter

Less than two years after moving to One MetroCenter ASPire Financial Services, an interactive web Application Service Provider (ASP) agency for the retirement plan industry, has doubled their office space leasing an additional 11,416 square feet.  The firm now leases 21,679 square feet.  KC Tenukas and Lara Sieder of CLW Real Estate Services Group represented ASPire in the negotiations.

Stifel, Nicolaus & Company has leased 2,046 square feet.  The brokerage and investment banking firm will relocate to One MetroCenter in January. The deal was co-brokered by Jay Stewart (Chicago) and Lisa Coulter (Tampa) of Cushman & Wakefield.

Nationwide Ventures, LLC, a search engine marketing agency, moved to One MetroCenter in October signing a lease for 1,691 square feet.  The deal was co-brokered by Jeff Lanning of Cushman & Wakefield.

At MetWest One

Marcus & Millichap has signed a new lease for 8,828 square feet.  The commercial real estate investment services firm will relocate their offices from Rocky Point to MetWest International in February. The deal was co-brokered by Brent Miller with Jones Lang LaSalle.  According to Miller, Marcus & Millichap decided to relocate from their current location of over 15 years based not only on a superior location, but more importantly the quality of the office park and the proximity to amenities within and surrounding the MetWest development. Marcus & Millichap in their 60+ offices throughout the country leases top tier office spaces in an attempt to attract and retain top tier professionals. Jones Lang LaSalle and Marcus & Millichap’s corporate real estate executives thoroughly surveyed the entire Tampa market and kept coming back to MetWest.

MetWest International is an award winning, mixed-use center developed by MetLife. Located across from Tampa International Airport and International Plaza in the Westshore Business District, MetWest International includes One MetroCenter, the Gold LEED Certified MetWest One and MetWest Two.  A third office building will be started as demand dictates.  Two well known restaurants, Kona Grill and Texas de Brazil, have located their first Tampa locations in the project’s retail village with a third Cooper’s Hawk Winery & Restaurant scheduled to open early next year.  When complete, the pedestrian-friendly, urban-oriented development and is expected to include:

Other awards include The United States Green Building Council’s (USGBC) Florida Gulf Coast Chapter Outstanding Project of the Year (MetWest One), The Greater Tampa Bay chapter of the Building Owners and Managers Association (BOMA)OfficeBuildingof the Year and the BOMA 360 Performance Building designation (One MetroCenter).
