Waterford Partners with Communities in Schools

 

The Taylor & Mathis Waterford Portfolio has partnered with Communities in Schools (CIS) as the primary charity partner in 2015 and 2016. The 9th Annual Comcast Business Waterford 5K, Presented by BMW, will also make a significant donation to Communities in Schools of Miami. On Thursday, Waterford ended the “Fill The Bus” Campaign with spectacular results. The campaign was to collect back to school items for primary school children for Communities In Schools of Miami. CIS brought a Yellow School Bus to the Waterford at Blue Lagoon and collected the hundreds of items that were donated by tenants. These items included: book bags, copy paper, notebooks, pencils, books, pencil trays, and more! BOMA’S SOUTHERN REGION BUILDING OF THE YEAR, 355 ALHAMBRA, AWARDED USGBC LEED RECERTIFICATION

AL_E_BV_5G3A3055FFTaylor & Mathis of Florida and AEW Capital Management, L.P. announced today that 355 Alhambra located in downtown Coral Gables received Leadership in Energy and Environmental Design (LEED) Silver Recertification, the U.S. Green Building Council’s (USGBC) leading-edge system for designing and constructing a sustainable, energy-efficient and high-performance building.  Green building strategies offer tangible ways for companies to improve their work environment and minimize their environmental impact while strengthening the bottom line.

355 Alhambra is owned by AEW Capital Management (AEW) on behalf of one of its institutional clients and is managed by Taylor & Mathis of Florida.  The property has been named Outstanding Office Building of the Year from 2005 to 2015 by the Building Owners and Managers Association (BOMA) of Miami-Dade, and in 2013/2015 by the BOMA Southern Region.

Environmental features that led to the 16-story, 224,000-square-foot Class A office building’s recertification included:

– Energy Conservation:  Energy Star rating of 91 (highest score is 100).  The building’s high energy efficiency is due to the installation of a state of the art Building Automation System that controls its HVAC system and lighting; occupancy sensors installed in restrooms and interior equipment rooms eliminate the need for lighting in unoccupied areas; energy efficient lighting is installed throughout the building; variable frequency drives installed on equipment motors reduce electricity usage; CO2 sensors installed on air conditioning equipment maximize fresh air intake while reducing the need to cool non-essential outside air.

– Water Conservation:  Indoor water usage has been reduced by 30% by the installation of sink aerators and low flow restroom fixtures, and landscaping water usage has been reduced by 75% by the installation of a low volume irrigation system, rain gauge moisture sensors, and the installation of native and adaptive plans that require minimal watering.

– Waste Reduction:  A comprehensive recycling system that collects office paper, cardboard, plastic, glass, light bulbs and ballasts, batteries, and durable goods such as computers and office equipment.  Construction debris is also recycled.  95% of the building’s waste is being diverted from landfills.

– Green Cleaning and Pest Control:  Use of safe and eco-friendly cleaning products; use of recycled paper products in restrooms, and the Integrated Pest Management Policy reduces the need for pesticides inside the building and on exterior landscaping.

Courier Express headquartered in Atlanta, Georgia has relocated and expanded their Tampa facility leasing 45,000 square feet at Tampa Distribution Center.  The new lease quadruples the size of their Tampa facility.  Taylor & Mathis Managing Director of Leasing, Lisa Ross represented the landlord in the transaction with Courier Express represented by John Peteet with Focal Tenant, LLC and Mike Rapp with Mohr Partners.

In the last five years, Courier Express has more than doubled their Florida regional staff and increased their roster of independent contractors from 61 to 165. They have added new locations in Tampa and Gainesville while significantly expanding warehouse facilities in Pompano Beach. Courier Express has a presence in 45 states with its heaviest focus in the Southeast.

The company which has three divisions – freight delivery, warehousing and courier services – has carved out market niches in transporting medical specimens, office products, auto parts and more.

Mass Movement, Inc., a commercial fitness equipment logistics company, has opened its sixth distribution center and first in Florida in Tampa. Headquartered in Foxboro, Massachusetts the company leased 15,000 square feet in Tampa at Tampa Distribution Center.  The deal was brokered by Taylor & Mathis Managing Director of Leasing, Lisa Ross representing the landlord and Thomas Grandoff of JLL representing the tenant.

Mass Movement, Inc. is a national leader providing services for the assembly, delivery and installation of commercial fitness equipment. They have over 18 years of experience, delivering over two million pieces of equipment to more than 3,500 complete fitness centers throughout the United States, Canada and Mexico. Clients include the largest purchasers and manufacturers of commercial fitness equipment in the U.S.

Tampa Distribution Center, a 955,000 square foot industrial park featuring CSX Railroad service, is located in East Tampa on North U.S. 41 just north of S.R. 60 with immediate access to I-4 and the Lee Roy Selmon Expressway. Synergy Workspaces Opens First Location at One Biscayne Tower

image001Synergy Workspaces, a new, upscale premier business center, is coming to downtown Miami leasing the entire 32nd floor (26,144 square feet) at One Biscayne Tower on Biscayne Blvd. The first of several Synergy Workspaces planned for South Florida celebrated its grand opening April 30th. The newly formed company is owned and operated by the Grant family who has been operating business centers in New York since 1998.

The transaction, a 14 year deal valued over $13.5 million, was negotiated on behalf of the building owner by Brian Gale and Ryan Holtzman of Taylor & Mathis.  The deal was co-brokered by Carlos Rosero of Green Point Partners who will lead the Synergy sales team.

One Biscayne Tower underwent renovations to the common areas last year with the vacant spaces and tenant corridors getting all new build outs with new common area finishes and lighting.  “It looks like brand new space,” stated Brian Gale, Taylor & Mathis Principal and Managing Director. One Biscayne Tower also received Gold LEED certification in 2014. Donna & Jennifer Bring Venture Corporate Center to Over 95% Leased

image001Taylor & Mathis of Florida’s Broward leasing team has reported occupancy at Venture Corporate Center is nearing 100%.  Already this year T&M has executed four office leases totaling 8,360 square feet at the three building office park bringing occupancy to over 95 percent.  Donna Korn & Jennifer Gemma brokered the transactions on behalf of owner MetLife. The 254,000 square foot office park contains three office buildings each approximately 84,500 square feet.

WomenCertified, Inc, the leading marketing research firm for women, has relocated its corporate headquarters to 4,000 square feet at Venture Corporate Center.  The firm awards eligible businesses and brands its Women’s Choice Award seal based on national surveys and consumer input.  The Women’s Choice Award is the only award that honors brands that women recommend and serves as a competitive differentiator for businesses. Molly McDonough of Butters Realty & Management co-brokered the deal representing the tenant.

LARM USA, Inc., an international employee relocation company is moving its headquarters to Venture Corporate Center from Pembroke Pines leasing 1,356 square feet. Latin American Relocation Management (LARM) provides total relocation management services for clients and customers moving into, around, and out of the Latin-American and the Caribbean. Luis F. Duarte of EWM International co-brokered the deal representing the tenant.

The American Committee for the Weizmann Institute of Science, Inc. has renewed their lease of 1,640 square feet at Venture Corporate Center. This is the third lease renewal for the Hollywood office of the New York based fundraising group.  Jarred Goodstein of CBRE co-brokered the deal representing the tenant. The American Committee for the Weizmann Institute of Science is a community of dedicated people who share a common vision with the Weizmann Institute in support of our common mission: science for the benefit of humanity. AEI Consultants, Inc. has renewed their lease of 1,360 square feet. This is the fourth lease renewal at Venture Corporate Center for the environmental and engineering services firm. Mitch Hertz with Cushman & Wakefield of California co-brokered the deal representing the tenant.  The firm specializes in environmental due diligence and engineering, energy consulting, site investigation and remediation, industrial hygiene, and construction management. Founded in 1992, and based in the San Francisco Bay Area with 20 offices across the United States, AEI Consultants has been recognized as one of the nation’s fastest-growing environmental firms.

Taylor & Mathis Snags Two New Deals at Sawgrass Corporate Park

image001Taylor & Mathis has signed two firms to leases at Sawgrass Corporate Park.  Both companies are opening new offices in Sunrise. Donna Korn and Jennifer Gemma of Taylor & Mathis negotiated the leases on behalf of the buildings’ owners, The Brookdale Group and UBS Realty Investors LLC.

PRMG-Sawgrass, a branch of Paramount Residential Mortgage Group (PRMG) headquartered out of Corona California, is relocating from Cooper City, Florida. The firm signed a 3,910 square foot lease at the park’s Corporate Centre II office building.  A privately held mortgage banker and residential home lender, PRMG employs over 700 people in close to 50 branches throughout the United States.

Melnick, Lilienfeld & Castonguay, CPA’s, strategic tax and business advisors, is opening a second location,  leasing 2,600 square feet at the park’s Corporate Centre I office building. The firm’s services range from tax planning and preparation for individuals, corporations, fiduciaries, and estates, as well as business and real estate consulting. The firm also maintains an office in Miami’s Aventura area.
