Broward Team Secures 37,528 Square Feet in Leases at MetLife Properties

Broward Leasing Team 2Taylor & Mathis of Florida’s Broward leasing team has executed six office leases totaling 37,528 square feet at three MetLife properties in the third quarter.  “Summer leasing activity has been unusually brisk this year; a sign of the improving economy,” according to T&M Director of Leasing Donna Korn.

Donna Korn and Jennifer Gemma of Taylor & Mathis brokered the following office lease transactions in Broward County on behalf of landlord MetLife including 21,831 square feet leased at Huntington Centre and 11,381 square feet at Miramar Centre in Miramar plus 3,866 square feet at Venture Corporate Center, Hollywood.

Huntington Centre, Miramar Florida

  • Office of the Standing Chapter 13 Trustee for the Southern District of Florida | Miami-Dade Division signed a 10,039 square foot renewal and expansion.
  • Nordyne International, Inc., offering industry-leading HVAC brands, products, training and programs, leased 7,644 square feet. The deal was co-brokered by Daniel Cook of Cook Commercial Realty, Inc. representing the tenant.
  • Payroll Experts, LLC leased 3,532 square feet. The deal was co-brokered by Sal Bonsignore of Colliers International representing the tenant.
  • Green Cross Home Care Services, Inc. signed a renewal of 616 square feet

Miramar Centre, Miramar Florida

  • Humana Medical Plan, Inc. signed a renewal of 11,381 square feet. MetLife owns two buildings at Miramar Center with this deal keeping the 3401 building at 100% occupancy. The deal was co-brokered by Leigh Anne Johnson of DTZ representing the tenant.

Venture Corporate Center, Hollywood Florida

  • Enclos Corp. leased 3,866 square feet.  The deal was co-brokered by Zachary Talbot and Rick Miller of DTZ representing the tenant. Enclos, a facade engineering and curtain wall design company, is one of the largest specialty design-build contractors in the United States.

Suffolk Construction to Move to One Biscayne Tower

One Biscayne Tower Exterior - Street ShotTaylor & Mathis of Florida has signed Suffolk Construction to a lease at Miami’s One Biscayne Tower.  Suffolk Construction is relocating from the airport submarket and expanding their offices into nearly 15,000 square feet downtown.

“Suffolk is excited to expand into a larger and more collaborative space in Miami. Not only are the views phenomenal, but the central location of One Biscayne Tower will allow us to better serve our clients and partners in the area,” stated Suffolk’s Vice President of Miami operations John Planz.

The Suffolk deal was negotiated by Taylor & Mathis’ Ryan Holtzman representing the owner and co-broker Lance Benson of Newmark Grubb Knight Frank representing the tenant.  One of the largest privately-held building contractors in the country, Suffolk’s Southeast Region has been headquartered in South Florida for 20 years.  The Southeast Region office has experienced tremendous growth in the past 18 months, adding over 100 new leadership and staff positions.  It is currently managing construction of Met3, Jade Signature, Sinai Residences, and The Jewel of Sarasota. Planz will oversee the Miami Worldcenter and the All Aboard Florida Miami Terminal.

Earlier this year One Biscayne Tower received Gold LEED certification by the Leadership in Energy and Environment Design (LEED) Green Building Rating System.  The building’s energy conservation program including comprehensive lighting and HVAC systems retrofits as well as water efficiency measures has resulted in utility energy savings of over 26%. “Energy conservation is a key component in attracting and retaining tenants,” stated Brian Gale, Taylor & Mathis Principal and Managing Director who leases the building on behalf the owner. During One Biscayne Tower’s LEED Gold certification process more than 83,000 square feet in lease transactions were completed.  Tenants include Northwestern Mutual, Sedgwick, LLP, Harvard Maintenance, Grass Roots America, Veritext, LLC, Foreman Friedman, ADD Inc., Young Bill Roumbus & Boles, PA, Flagler Investment, Marcus Neiman & Rashbaum, CellMark Pulp & Paper.

Orlando Office Announces Close to 9,000 Square Feet in Lease Transactions

Damien Madsen and Darryl Hoffman recently completed close to 9,000 square feet of leases in Lake Mary and Maitland including a new lease totaling 4,914 square feet at Lake Mary at Tower I Primera for stand up MRI Firm and in Maitland a lease for a little over 4,000 square feet for Neumors at the Point 100 Building.  Taylor & Mathis represented the Landlord in both of these transactions.

Brian Gale Seeing More New to Market Tenants Today Than in Past 22 Years

WFT_E_AD_IMG_4810FTaylor & Mathis has executed four new leases at MetLife’s Wells Fargo Center in downtown Miami two of which were new to market tenants.  The 47-story tower will soon be home to Dentmall of Florida, Moto Capital, Berkadia Commercial Mortgage and La Prairie Group.  The firms have leased 13,402 square feet at the building.  Earlier this year, PwC moved its office from Brickell Avenue and leased 43,277 square feet at the downtown tower.  Brian Gale, Principal and Ryan Holtzman and Andrew Trench, both Leasing Directors with Taylor Mathis, negotiated the leases on behalf of MetLife.

According to Taylor & Mathis Principal Brian Gale, “We are seeing more new to market tenants today than I’ve seen in the 22 years I’ve been leasing space in downtown Miami.”

Dentmall of Florida, Inc. a new to market tenant, leased 4,598 square feet.

Also new to market is Brazilian Hedge Fund Moto Capital who will be opening their first U.S office at Wells Fargo Center Miami.  The company represented by co-broker Tony Jones of Cushman & Wakefield leased 3,500 square feet.

Berkadia Commercial Mortgage represented by co-broker Ryan Levy of Cushman & Wakefield leased 2,667 square feet.

La Prairie Group is upgrading their office space, relocating from New World Tower to 2,637 square feet at Wells Fargo Center. The luxury skincare company was represented by Tony Jones of Cushman & Wakefield.
